Most people simply do not have the time to go after the problems tenants might come up with. Some is about public services or house rules in the building, others a noisy air conditioner or a dog that barks a lot. That is life in a condominium. Most of these problems can be managed ,though it is a lot easier if you are a local and speak the language.

The best time to hire a property management company is right after you aquired the property. You can try and start off doing everything yourself – only to find out later that for a fraction of the return you can have somebody else do the work – saving precious time for you. 

We prefer long term rent – 6 month and up – and so should you. Short term rent is a different business, which requires a  more aggressive approach. Though Budapest is becoming more and more a real tourist destination, the number of international students coming to the city is also on the rise, and their typical term is 6 months. 

When a rental contract is signed, both side acknowledge certain risks that can come along. On the side of the renter, there is the risk that tenant misses payment and/or does not evict the property. In this case if the contract has been signed by a notary, tenant can be evicted without a court rule – thus saving time and enabling owner to re-rent the property immediately. Please note that notaries typically charge EUR100 and up per contract. This fee is usually paid by owner unless otherwise agreed with tenant.

We make contracts for the minimum of 6 (six) months. If your property is already rented and you would like to have it managed in the future, we prefer to take over with a minimum 4-6 months remaining of the contract at the time of our hiring.

When the next tenant is a foreigner (not a Hungarian citizen) , we have the contract ready in English. If the tenant is Hungarian, contract will be provided in Hungarian and English (English copy for your records)

Yes we can. Please get in touch with us and send us the details of your property. Please note that there should be at least 4-6 months remaining of your current contract at the time of take over.

The rental market is booming but it still takes time and effort to find the next tenant.So when we take on this job we will charge a one time fee of one month’s net rent- according to the rental contract. So if we rent out your property for EUR600 per month, either for a 6 or a 12 month (or more) period,our fee is EUR600. You only pay this once for every contract.

That is simple: Let’s say we rent your property for EUR 600 per month, plus commodities. In case of fully managed package- that is we rented out your property, we take our cut of 10% off the net rent (600). That is EUR 60 for us and EUR 540 for you every month of the rental period.This package also includes a one-time fee of one month rent (EUR 600). So in one year you end up with 12X540 minus 600.That is EUR 5880. Plus commodities of course.That is your return on your investment in one year.

In case of a simply managed property, (one we did not rent out)we do not take the one time fee, so you get EUR 600 more, but or monthly charge is higher – in that package we charge 15% of the net rent per month.

Yes. But it takes more work for us and so It will cost you more too. In case of a four- room apartment, if you want us to find four tenants or more we have to do the same job every time we make the contract. Basically we’ll have to make contract with each tenant and we will charge the appropriate fees accordingly. So we will take the one time fee off every contract and our percentage cut for each contract per month. You do the math and see how you are better off. But please consider that renting out an apartment to a bunch of people can and most of the times will anger your neighbours and will have you end up renovating sooner than you probably wanted to.
